In a large mixing bowl, combine warm milk and yeast. Let sit for 5 minutes until foamy.
Add flour, Parmesan, garlic, oregano, salt, and pepper. Mix until a dough forms. Add butter pieces and knead for 5 minutes.
Place dough in a greased bowl, cover with plastic wrap, and let rise in a warm place for 1 hour or until doubled in size.
On a floured surface, roll dough into a rectangle. Spread mozzarella evenly, then roll up tightly. Cut into 12 equal slices.
Arrange slices in a greased 9x13 inch baking dish in a tree shape. Let rise for 30 minutes.
Preheat oven to 375°F (190°C). Bake for 25-30 minutes until golden brown and bubbly.
